4. Property viewing in Florida

6. Property reservation in Florida
In the moment when you find your dream home in Florida and your offer will be accepted by the seller. If you simply are confident that “this is it” you were looking for, you have to pay a reservation deposit. It protects us from the fact that no one after us, can buy this property and put an offer on it.
From this time we have a time for preparation of necessary “paperwork”, to collect all the documents and formalities regarding the property purchase. The next step will be the presentation of proof that you have sufficient funds to purchase the property (proof of founds). This is a standard and common requirement in United States and by US realtors. Usually enough is a bank statement confirming the client’s financial credibility and your account balance.
When the offer is accepted, you will sign a contract and at that moment, a deposit (reservation fee) is required. This is usually the amount of $ 10,000 to $ 50,000 depending on the price of the property. Sometimes a developers and builders require a 10% of property price as a down payment to secure a property purchase. Today in some cases, sellers required more money down to accept the offer.


7. Necessary documents to purchase real estate in Florida
Document necessary to purchase of real estate in the U.S. in Florida state as a foreign national is a valid passport on the first place. Please also bring your driver’s license and valid credit cards. We will need two documents with pictures, confirming your identity to open a bank account for you in Florida.

8. Mortgage and property finance in United States
Obtain a mortgage in the U.S. to 90% or 80% of the property value, unfortunately, is no longer possible, and belongs to history. After the huge crisis, economic collapse and the so-called credit crunch that happened in the United States in 2008 – 2009, U.S. banks are reluctant to lend money. Even harder for overseas property buyers in Florida. Check mortgage services from Activa Realty.
IMPORTANT UPDATE! From February 2022 we have special program for foreign nationals wish to get a mortgage in United States. We can help you finance the property up to 70% of the value. So you still need 30% down payment in order to buy property in Florida.
But still, for our customers, we are able to get 60% to 70% mortgage for the property purchase in Florida (subject to status).
In Activa Realty, we always trying to help our clients get the best conditions for obtaining a mortgage in United States in Florida state. The banks in the U.S. provide several “products” associated with obtaining a mortgage to buy a property in the U.S.
A mortgage can be obtained for a period from 5 to 30 years (sometimes 35 years) with no restrictions on age (depending on the client’s financial situation).
Mortgage loan is secured on the property in the United States. The interest rate of this loan has to be negotiated with the bank. We do not give exact figures, it is to discuss with us and bank in Florida.

9. Closing. The signing of the property deeds in Florida
Property deeds are signed at the title company. Fees for that range from a $ 1000 to $ 3,000, depends of the property price and locations. The exact amount of the fees, we only can get at the specific property you are buying. Any such charges will depend on the person (bank, company, institution, etc.) that sells the property to the buyer. Is also depend on the current legal status of the property, ie, whether a property has a mortgage, other debts, liens or other charges, etc.
If you need a mortgage, these amounts are correspondingly higher. The exact cost of closing can only be given for a specific property you intend to buy. Of course, prior to closing, you will receive a written, detailed costs of property purchase (proration).
